Legal Meaning

Site coverage means the proportion of actual site covered by buildings, including balconies, basements, and any roofed structures such as terraces, pergolas, patios, and decks, but excluding any part of awnings, eaves and the like.

Plain English

Site coverage is the proportion of the site physically covered by buildings and covered structures. It includes items such as balconies, basements and roofed terraces, pergolas, patios and decks, but excludes projecting eaves and similar minor overhangs under this definition. It is different from GFA and plot ratio: site coverage looks at how much land is covered, while GFA adds the floor area across all levels.
