Legal Meaning

Plot ratio means the gross floor area in a building divided by the area of the site.

Plain English

Plot ratio compares the building's gross floor area with the site area. It is calculated as GFA divided by site area. For example, 300 square metres of GFA on a 600-square-metre site gives a plot ratio of 0.5. That does not necessarily mean 50% of the ground is covered, because floor area from multiple storeys is included while site coverage measures the footprint and roofed areas on the land.
